Usable Site Area
According to Zonning Records Block 595, Lot 70 & 80 has a total lot area of 126,936 sq. ft. We shall subtract the area that is overlapping water (red on the map; it is unusable); area that is 20' from water (for passage, according to zoning regulations); and area that is as wide as the Coffey Street is, all the way to the water (to provide visible corridor, according to zoning regulations). Remaining usable area for the building footprint is 37,060 sq. ft.

ReplyDeleteSeems like you are getting more technical in terms of allowable SF and zoning calculation. I would suggest you post any calculations or your sources. If you already did this work show it.
Incidentally, don't forget that the building footprint doesn't mean you building has to be that big. It can be smaller if needed.
Well... we didn't get to do this part of the project yet. I was just thinking about future work I will have to do. This square footage is the outline for the maximum building envelope I'll do next. This will give me an idea about constrains for my design.
ReplyDeleteThe question that I have thought, is what would be the maximum sq.ft. of the space? I know that FAR is 2, but which area I have to consider? Total area according to the zoning map (red), or only thr area that isn't under water (brown)? Do I have to include 'visual corridor' into calculations?
THe better calculus at this juncture is to understand setbacks and allowable building envelopes. You are not working with a developer here trying to maximize every square inch of site availability so the better you understand the potential, the better you understand how to prioritize your efforts. If you would like monumentality, height and/or presence, then think about how to take the FAR and distribute the footprint accordingly to achieve the goal. You also have many opportunities for sight-lines and view corridors. The siting of the building can be as important as the massing itself.
